Rookwood, our superb single storey home is maintained to the highest standard.
There are two master bedroom suites, both with luxury mattresses, cable television, DVD or blu-ray player, ensuite bathroom and radio/alarm clock.
The two twin bedded rooms share a third full bathroom which is positioned between them. Both have TV. One also has a DVD. A selection of toys suitable for younger children is provided.

All bathrooms have hair dryers supplied.

The screened, heated pool has safety fencing for the protection of children/non swimmers.

To keep you entertained, there are 5 cable televisions (one 46" HD LCD TV with hundreds of channels including Fox Sport for English premier football), 2 blu-ray players, 2 DVD players (over 60 DVDs and blu-ray discs are provided), a stereo CD player.
If there are two families sharing, our home has the benefit of two living rooms.
Outside, on the extended pool deck, you will find luxurious and comfortable patio furniture and six sun loungers with thick padded cushions. Partial opaque screening for privacy.
A hot tub with temperature control, adjustable jets, waterfall and coloured lights.
The award winning community of Southern Dunes has a clubhouse with licensed bar/restaurant, a children's play area, tennis courts, communal pools and a fitness suite all freely available to our guests.

Overlooking the golf course from the pool deck. Within easy walking distance of the beautiful Clubhouse, which has a licensed bar and restaurant serving delicious, quality, breakfast and lunch at very reasonable prices (children's menu available). On Sunday morning there is a breakfast buffet!! Excellent evening meals are available on one or two evenings a week depending on the time of year.

Rookwood has two large, airy living rooms, with high cathedral ceilings adding to the feeling of spaciousness.
Although ideally suited to occupancy of 8 (including children/infants).

Of the four bedrooms, two have U.S. queen sized beds and en suite facilities. All bedrooms are carpeted, have ceiling fans and TVs fitted.

Bedroom 1 has a U.S. queen sized (U.K. king) bed with luxurious pillow top mattress and a beautiful bathroom with corner bath (garden tub), walk in shower cubicle, separate toilet and very large closet. It also has a 32" LCD cable T.V. and blu-ray player, a remote controlled ceiling fan, a radio/alarm clock and an extension telephone.

Bedroom 2 also has a U.S. queen sized bed and a luxurious plush mattress. En suite facilities – a bath/shower, wash basin and toilet. There is also a 32" LCD cable T.V./DVD player, ceiling fan/light and radio/alarm clock.

Bedroom 3 a twin bedded room with LCD cable TV, DVD player, ceiling fan/light.

Bedroom 4 also twin bedded and with 26" wall mounted TV, ceiling fan/light and a selection of toys suitable for our younger guests.

A third full bathroom is positioned between the two twin bedrooms. It has a bath/shower, wash basin and toilet.

There are two living areas, both of which are carpeted and have high cathedral style ceilings, making them large airy rooms.

The lounge A restful area for sitting and relaxing with a good book, or for listening to music. If you want to plan your holiday itinerary, or keep in touch with family or friends, a PC is available. Fitted with a high speed broadband cable internet connection, to enable you to check out all the parks at speed, or maybe plan your route to the attractions of Florida! WiFi connection is also available if you prefer to bring your own laptop/notebook.

The family room For your entertainment! A 46” HD LCD cable T.V (hundreds of channels including Fox Sport), a blu-ray player (plus over 60 films), books and board games are all provided. Sliding doors lead out onto the patio/pool deck. The doors are alarmed for the protection of youngsters. This alarm can be switched ON/OFF.

The kitchen is centrally placed between the lounge and family room and is fully fitted with all necessary appliances - cooker, dishwasher, microwave oven, fridge/freezer and waste disposal unit. All cutlery/crockery/glassware is provided. There is also a coffee maker, blender, electric can opener and electric kettle.
A telephone answering machine is fitted to make sure that you do not miss any calls from your nearest and dearest back home!

The games area is situated in the garage and has a pool table, air hockey, foosball and an electronic darts game. Full laundry facilities are also provided so you won't have a huge pile of washing to do when you reach home!

The private swimming pool can be heated if required. It is also screened to keep out insects, but will not stop the sun from shining down onto the pool and extended deck. There is a covered porch area with a hot tub for you to relax and enjoy the therapeutic massaging jets. Luxurious patio furniture and six sun beds with thick padded cushions are provided.

All towels (including pool towels) and bedding are also supplied.

Southern Dunes is a peaceful, quiet, award winning, gated community less than 20 minutes from Disneyworld and also from the world's largest LEGOLAND. The gates are manned 24 hours a day, 7 days a week for added security. Tennis courts, communal pools and a fitness suite are available free of charge for the use of guests on a first come first served basis.

Immediately outside the security gates is a 24-hour WalMart superstore, which sells everything from groceries to sports equipment. A Red Box DVD/blu-ray rental can be found in the foyer. An ATM cash machine is available for your convenience, although there is also a bank located nearby. Other shops within walking distance are – Win Dixie, Walgreens, Blockbuster and other smaller shops.

There are several family restaurants within 5 minutes drive – Manny’s Chophouse, Denny's, T-Bones, Sonny’s BBQ, All Star Bar & Grill, as well as take away outlets such as Taco Bell, Pizza Hut and Burger King.

We had a lovely holiday, thank you. We thoroughly enjoyed the villa and the location. We had breakfast twice at the Clubhouse, including Sunday buffet and our last night we ate at Mannys which we wished we had tried sooner. My husband travels regularly to Indianapolis and Connecticut (we also lived in North Carolina 9 years ago) and was disappointed in the restaurants we had been to in Florida, but we found what he was looking for in Mannys. It was also probably the best value meal we had as kids are free on Mon and Tues and we were there during happy hour too.

I'm not sure what are plans are for next year but if we do go back to Florida we would love to book your villa again. We talked about going back to Orlando combined with the Gulf Coast.

What particularly impressed me was that you allow guests free access to everything really (including the PC which you don't have to). It certainly made our life much easier being able to download digital pictures from our cameras and copy them onto CD's bought at Walmart ourselves rather than paying Walmart's prices for doing the same for example.

Just wanted to say thank you and drop you a few lines now we're back to reality.
We had a wonderful time and absolutely loved the villa. You've obviously put a lot of effort into making it a fantastic place. As I mentioned to you on the phone we were sorry there is so much to see and do in the Orlando area as we enjoyed being 'at home' in the villa so much and found ourselves leaving parks earlier than we might have done to be able to at least spend the evenings in!! Alan managed to fit in two rounds of golf and thoroughly enjoyed them and it was lovely to have the clubhouse to start the day off with breakfast in. The location and local community are great and having Walmart virtually on the doorstep made life very easy for picking up supplies and anything else that takes your fancy. We've all come home thinking how lovely it would be to have a place like yours to escape and eventually retire too.
We hope to go back one day now that we've seen all the sights and have more time just to relax around the pool and enjoy the accommodation. “
