Luxury villa in Rotonda, Englewood, 3 bedrooms, large pool and gas barbecue
Rotonda is a deed restricted community and part of the small American town of Englewood in South West Florida. Just two hours south of Tampa International Airport and within easy driving distance of Port Charlotte, Venice and the cultural city of Sarasota.
Wildlife abounds in Rotonda, the 30 miles of canals have alligators and depending on the time of year you are more than likely to see armadillos, bobcats, raccoons, foxes and a great variety of birds.
Orlando and the Disney theme parks are a three hour drive to the north.
GENERAL INFORMATION
Our luxury, privately owned villa is a detached property located in Rotonda, a residential community in Charlotte County in South West Florida. The villa backs onto a freshwater canal where fishing is allowed. Seven golf courses are within five miles. Shops and restaurants are within a short driving distance both in Englewood and nearby Port Charlotte.
Accommodation
The entrance to the villa opens onto an open plan spacious carpeted lounge with cable TV/VCR/DVD/CD player and is comfortably furnished. Sliding patio doors across the width of the room open to the pool deck area. The adjoining dining facility has a table and six chairs and pool access is through French doors and further sliding patio doors across the width of the dining area.
Two bar stools to enable you to partake of a quick snack.
The kitchen is fully equipped with cooker, fitted microwave, fridge/freezer, dishwasher, toaster, blender and coffee machine. All crockery, cutlery and cooking utensils are provided. The utility area is adjacent to the kitchen and is equipped with large washing machine and tumble drier. Ironing board, iron and a large cool box is provided at the villa.
There are three bedrooms in the property; two with queen beds and one is twin-bedded, and all bedrooms have large fitted wardrobes,chest of drawers and ceiling fans.
The master bedroom with queen bed, TV, video player supplied. Sliding patio doors give a panoramic view of the pool deck. The en suite bathroom has full size bath and walk in luxury shower. A hairdryer is supplied.
The second bedroom also has queen bed, TV and DVD player and has sliding patio doors to the pool deck.
The third bedroom has twin beds and the second bathroom with full bath and shower is located between bedrooms two and three with an additional hairdryer.
Located at the front of the property is a den with sofa, computer desk, bookcase and a selection of games.
The 30’ solar heated pool is within a 50’ pool cage and the area is furnished with large patio table, six chairs and four loungers. Lounger cushions are available for guest use. A gas barbecue is provided for outdoor eating.
An additional shower is within the pool cage.
The villa is fully air-conditioned with ceiling fans in all rooms. All linen and towels, with the exception of beach towels, are provided.
The integral double garage has automatic door opener and contains beach chairs, umbrella and pool toys.

US$ prices quoted are fully inclusive of all taxes. UK£ prices quoted are fully inclusive of all taxes.
All rental charges are quoted per week for the villa and are fully inclusive of normal usage of electricity and water. BBQ gas and cleaning of the villa on departure are included in rental charge.
£100/$US200 non-refundable deposit at the time of booking, balance is due eight weeks before the commencement of the rental period.
£200/$US400 security deposit payable at the time of balance of payment date. This deposit is refundable subject to a satisfactory report from our Management Company. The security deposit will be refunded in the currency in which it was paid within two weeks of the completion of the rental period.
The owner reserves the right to make additional rental charges for parties over 5 persons, and for any additional services requested of the management company.
