FLORIDA RIDGE VILLA is a luxury 4 bed, detached private villa located on the exclusive Sandy Ridge Community, minutes from the front door of Disney. Sandy Ridge is now regarded as one of the best locations to stay when visiting Florida, with excellent links to all the major attractions.

********** POOL AREA **********

The large South facing pool has a built in Spa with seating for up to 6 people, ideal for unwinding after a long day at the parks. The spacious decking area around the pool is surrounded by a fine fly screen, ideal for al-fresco dining. The pool is south facing and has maximum exposure to the sun, so is an ideal place to relax and enjoy why most people come to Florida. Around the pool there are extra tropical palms and a hedge to add extra privacy while sunbathing.

During the cooler months the pool can be heated if required (arrange at time of booking) and is illuminated at night for that moonlight dip. We have now installed a pool blanket which keeps the water warm during the night, so you can take that early swim before you hit the parks.

The large sunny pool deck is furnished with luxury padded pool furniture (Table, chairs & sun loungers) and has a Lanai area which provides maximum cover from the sun should you wish to just relax, read a book and enjoy the peace and tranquility around the villa.

********** KING MASTER EN SUITE BEDROOM **********

Our King Master bedroom really is the ultimate in luxury. With a large Walk in En-suite shower room with twin washbasins, ample storage space with large walk in closet you could not wish for a better place to recharge your batteries for the next day.

The bedroom has two nightstands, chest of drawers, large vanity mirror, alarm clock, ceiling fans & a large love seat. There is a TV with cable channels and a DVD player to watch any of the villas many movies. The room also has a digital clock and wireless telephone.

All bedding has high quality feel to give you that extra feel of sheer luxury. The King master en-suite bedroom has been designed around a palm tree bright and airy carribean theme.

********** QUEEN MASTER EN-SUITE BEDROOM **********

Not to feel left out our Queen Master bedroom has the exact same high standards and ultimate feel of luxury as our King Master bedroom. The En-suite room has a large Walk in shower with single washbasin, ample storage space with large closet and views over the pool area.

Twin bedroom 3 shares the large family bathroom (opposite). The room has ample storage space having a large closet and a small cable TV. The room is ideal for young Children being next door to the King Master bedroom and has an area for a cot/crib if needed.

The bedroom has a light and airy feel, a ceiling fan and touch sensitive lighting. In this room we also have night lights for the very young children.

The room has has a nightstand, chest of drawer, mirrors and alarm clock.

********** TWIN BEDROOM 4 **********

Our most popular room with the children this room has everything to keep the kids occupied for hours. The room is large in size, has a walk in closet for all their clothes and toys and a PC to give access to the internet.

The room has a Playstation 2 console with dual control and many favourite games to keep them occupied for hours. If they still get bored why not use the DVD player to watch the many children's Disney movies we have in our movie collection.

The room has a large book collection and has some toys for the children. Shamu and Shrek can often be found lurking in the rooms closet!

Twin room 4 shares the same bathroom facilities as Twin bedroom 3, with both having a family size bathroom next door.

********** LOUNGE & DINING ROOM **********

The living room and formal dining area are adjoined to give an open plan and spacious feel. The lounge area is designed with comfort in mind and is an ideal place to relax after a busy day at the parks. For your convenience there is a downstairs powder room with toilet. There are two comfortable sofas, one which converts into a queen size sofa bed and a seperate single seat. After a busy day why not just relax and choose from the vast movie collection on offer.

If you are enjoying yourself why not call loved ones and let them know just how good a time you are having using the complimentary local & international calls. There is also a baby crib with changing station and bed linen if you require.

Located in the games room is a security lock box. This can be used to store all your valuables when you are out for the day.

A shopping Plaza 2 minutes away has a hairdressers, nail salon, ATM Bank, Pizza delivery and pharmacy. In the next comming months there will be a new shopping Plaza in the Reunion Resort area housing small shopping boutiques.

********** CHEAPER THAN A HOTEL **********

Our villa prices are quoted as ALL INCLUSIVE, this means that unlike other villas we do not add on the local and resort taxes of 13% to our rates (as they are already included). As the price of the villa is for the villa and not per person, the price of staying at our villa is much cheaper than a hotel room that does not have any of the above facilities.

**** BABY PACK ****

Baby packs are included in the price of your stay. These include, cot/crib, high chair, baby walker, baby toys & many more toys and games.

**** BOOKING NOTES TO GUESTS ****

Please note that FLORIDA RIDGE VILLA is very popular so it is advised to book as early as possible to avoid dissapointment. We operate a first come first served policy when taking bookings. Some peak dates can book up almost a year in advance.

**** POOL & SPA HEATING ****

Pool and spa heating is charged at.£95 $170 per week. Pool heating will be turned on 8 hours prior to your arrival time to ensure the pool is warm for your arrival.

**** WELCOME FOOD PACKS ****

Welcome food hampers are available during your stay for a small fee. These consist of a small welcome grocery pack (cereal, milk, cheese, fruit etc). They are designed to get you in for the first day.

**** TAXES ****

All prices are fully inclusive of all state taxes, utility bills and end of stay cleaning fees*.

**** STAYS OF UNDER 6 NIGHTS ****

*For stays of under 6 days a cleaning charge of £60 / $95 will apply.

**** PAYMENT METHODS ****

Our prefered method of payment is via Bank transfer to our UK or US accounts. We can accept credit card payments via PAYPAL, please inform if you require to pay using this method.

**** BRIEF BOOKING PROCEDURE ****

We can provisionaly reserve dates for up to 7 days, allowing you time to book flights and car hire, after which a NON REFUNDABLE deposit of 20% will secure the booking. The final balance is due 12 weeks prior to departure. If the booking is less than 12 weeks to departure the amount is to be paid in full. A booking is not confirmed until clearance of this deposit. All bookings are to be done via the E-mail system.

**** SECURITY DEPOSIT ****

A security deposit of £250/ $450 is payable at the time of the final payment. This is returned/ destroyed on departure once the villa has been checked for any damage.

**** SMOKING RESTRICTIONS ****

Please note that due to some guests having allergies FLORIDA RIDGE VILLA is strictly a pet and smoke free zone. Smoking is only allowed on the pool deck and outside area
