Be some of the first people to experience the luxury of our new villa.We have built the villa on an oversized plot of land for added space and privacy. The heated private pool overlooks the peaceful, freshwater canal which stretches for 30 miles. Ideally located on the Gulf Coast near Port Charlotte, in the tranquil area of Rotonda West on the beautiful Cape Haze peninsular. When you visit Rotonda, you discover a part of Florida that is off the beaten path – unhurried, unspoiled and uncrowded.Rotonda has its own golfing community with 5 championship golf courses within a 5 minute drive of the villa. Within a 30 minute drive you will find a further 10 courses - most are public or semi private with no membership required. If you love to fish then our villa comes complete with its own private fishing dock located at the end of the garden. The area is also one of the top sport fishing destinations in the world. Only a short drive away are the superb, unspoilt, beautiful beaches of Englewood, Stump Pass, and Lemon Bay not to mention the stunning beaches at the exclusive Boca Grande Island. Take a stroll along the powdery white sands, swim in the warm turquoise waters of the Gulf or enjoy a pre-dinner drink whilst watching the breathtaking sunset at the end of a relaxing day.
Overview:-Our villa is located in a quiet, serene and safe residential area. The large private heated swimming pool overlooks wonderful serene views of the waterway and the private fishing dock is a wonderful place to fish or simply relax with a book and a glass of wine.It has been designed to the highest standard and specification and beautifully interior designed throughout. We have supplied wireless broadband internet (just bring your own lap-top) for those of you who need to stay in touch with the rest of the world! We have also installed a magnificent Philips Sonowave surround sound system compatible with Ipod, MP3, CDs, Multi-region DVDs and most computer disk formatsWe have used calming neutral tones and rich fabrics to give a contemporary and tasteful feel. Every room is light, spacious and well planned.The villa has 3 bedrooms; one king-size, one queen-size and one twin and sleeps 6 people in total. There are 2 bathrooms (one of which is en-suite). It is air-conditioned throughout and has ceiling fans in all the major rooms. All linen and towels are provided. Living Room:-Spacious formal living area with beautiful high cathedral ceilings. You can choose to relax and read a book on the beautiful chocolate brown leather sofas, listen to some music, or simply enjoy the views of the pool and canal.Family Gathering Room:-Informal area with leather sofa, funky leather corner chaise, entertainment system with Philips Sonowave surround sound system, TV with cable and DVD player. This room has been decorated with an African/Safari theme.Dining Room:-Elegant, formal dining area designed with superior leather chairs marble table to seat 6.Nook:-The nook is an informal area where you can have snacks or breakfast overlooking the pool. Master Suite:-The master suite is very open and spacious with doors which open straight on to the sun-deck and pool area. The furniture and décor have been designed to have an exotic rich feel. The four poster king size bed is just stunning!There is an ample walk-in storage area, dresser, mirror, nightstands and lamps. Master En-suite:-The en-suite is large with a glorious large walk-in shower big enough for 2! Complete with separate toilet, his & hers basins and hairdryer.Queen Suite:-The queen is a lovely sized room, with amazing views of the canal. There is a queen bed, ample storage, dresser, mirror and nightstands complete with lamps.Twin Suite:-The twin room has beautiful Laura Ashley fabrics. With twin beds, good storage, chest of drawers, nightstand and lamps.Guest Bathroom:-Ideally situated between bedroom 2 and 3 this bathroom comes complete with its own bath, toilet and basin and hairdryer.Kitchen:-At the heart of the villa you’ll find the well equipped kitchen which has been designed to be a social place. The funky bar stools around the kitchen island make it an ideal place to chat whilst watching the chef at work! All the main appliances you would expect to find are here; cooker, hob, microwave, large fridge, freezer (with built in ice-maker) and dishwasher. This kitchen comes equipped with every accessory you could possibly need for every culinary occasion.Pantry:-Walk in pantry for food storage.Utility Room:-Separate room off the kitchen with large top loading washing machine and tumble dryer, iron and ironing board, vacuum cleaner and its own sink unit. It's even air-conditioned!Garage:-Double garage with ample storage space.Outside :-Our villa has been built on a beautiful oversized plot with plenty of privacy and ample outside space.From either the master bedroom or living room you can step straight out on to the covered lanai area which comes complete with patio furniture. It’s ideal for alfresco dining as well as providing shade for anyone wishing to escape the heat. The overhead fan also helps to keep things cool. There is also a gas BBQ available (extra charge).For sun lovers, the delightful sun deck which stretches out to the pool area, is the perfect place to sunbathe on the amazingly deluxe sun-loungers (complete with built-in comfy back rests!)The large south facing pool is most inviting with elegant mosaic terracotta tiles. Swimmers and children will delight in its large size. It can be heated in the cooler months to allow all year round swimming (extra charge). Steps lead down to the 3ft shallow end which extends out to the 5ft deep end. An underwater seat is located at the deep end which is handy for anyone wanting to take a rest from swimming or catch the sun rays whilst keeping cool at the same time! It also has its own light so night-time swimming is a must!!The pool is enclosed in a mesh screen which is excellent for keeping out any bugs. For added safety the pool has a children’s safety barrier around it. You can remove this is you wish however we strongly advise that you don't if you have children.The garden area, which is expertly landscaped, leads down to the canal providing stunning calming views. Here you will find your own private fishing dock, complete with fishing rod and leisure chairs.
