ACCOMODATION
The villa is licensed for the overnight accommodation of X people, it is a violation of licensing arrangements for more than that and anyone found to be in breach of these arrangements will be asked to leave immediately and will not be reimbursed.
PAYMENT
A deposit of £X will secure your reservation, unless your booking is made within X weeks of arrival, when the full payment must accompany the booking form. Where a deposit has been paid, the balance must be paid X days prior to arrival or the booking will be void and the cancellation charges below will apply. No reminders will be sent except for the balance due date with the receipt of the booking form and deposit. A £X, or dollar equivalent, refundable security deposit will also be payable with the balance. Payment of the deposit/in full indicates acceptance of the terms and conditions.
ARRIVAL
Must be after 4p. m. local time unless agreed otherwise in writing. This is to allow a thorough cleaning of the home to be carried out following the departure of previous guests. To allow for this, departure must be no later than 10a. m. unless agreed locally with the property managers, who if there are no incoming guests, may be only too pleased to accommodate you. We clean before and after each set of guests, if cleaning is required during your stay, this can be arranged for a further charge by arrangement with our local managers.
We ask you to wash one load of linen and put it in the dryer and start a second load in the washer, failure to do this may incur a charge which we will deduct from your security deposit.
ACCOMMODATION
Is reserved in the name of the party leader and all guests shown on the booking form at the time of booking. It is important that you provide us with all names as no other parties can be accommodated without prior permission, and if such a breach occurs, this may result in the booking being cancelled without refund as it could lead to the loss of our hotel license. The villas have swimming pools and the owners or their agents cannot be held responsible for any loss or injury however caused as a result of use of the pools, we therefore strongly recommend that unsupervised children are not allowed to use the pool. Additionally it is advised that guests do not enter the villa with wet costumes as chlorine will damage carpets and furnishings. If pool heating is purchased please be aware that it may take time to reach up to temperature. ' The owners or their management company cannot be held responsible for breakdown of electrical or mechanical equipment howsoever caused, but will attempt to effect repair as quickly as possible.
COMPLAINTS
Should there be any cause for complaint whilst in Florida, the manager must be notified immediately. No complaints will be entertained after the guests return. We will not be responsible for any delays or loss suffered in the event of property being left insecure when unoccupied, so please ensure adequate insurance cover before you travel. The owners or their agents cannot be held responsible for the breakdown of phone, TV or electricity howsoever caused.
SMOKING
The villa is a non smoking villa. Please do not smoke inside the villa although smoking is allowed outside of the villa and in the pool area, any smoking inside of the villa will trigger a non refund of your security deposit
SECURITY DEPOSIT
A £X refundable deposit must be paid prior to arrival and will be refunded in full within X weeks of your return date provided no damage is caused to the property or owners belongings. All damages must be reported and paid for prior to vacating the premises. Failure to report any damage will result in the loss of all or part of the Deposit.
CANCELLATION CHARGES
In the event of cancellation by the guest, the following charges will apply. Please ensure you have adequate insurance coverage for this eventuality.

X weeks or less prior to arrival - 100% of rental.
In the event of cancellation by the owners, a full refund or alternative accommodation will be offered.
