Located in the small and secluded community of Oakpoint Circle. This spacious 4 bed / 3 bath home, features two master suites, one with a King bed and one with a Queen bed The home sleeps up to 10 guests and makes the perfect vacation home for larger groups or two families who require spacious accommodation that provides two separate family rooms and dining areas.

This well-decorated home enjoys views over open pastureland, is secluded with no rear neighbours and not overlooked. This makes it ideal for those wishing to relax in the pool, or on the pool deck without worrying about others peering into the villa.

The home is air-conditioned and has the added benefit of ceiling fans in all rooms. The villa is fully alarmed with automatic smoke detectors, as well as outside security lights, in order to ensure the safety and security of both your possessions and your loved ones.

The home has a number of entertainment options for your enjoyment so you will never be at a loose end when combined with the other facilities that this home offers, to leave you with a lasting vacation experience.

Description

REFURBISHED LANAI & POOL AREA
One of the best features of this vacation home is the beautiful South facing pool and covered lanai deck, which overlooks open pastureland and gives quests the sought-after privacy they enjoy for poolside activities. The covered Lanai has a ceiling fan, a bug killer to catch evening bugs and background subdued lighting and floodlight Palm trees. The family-sized pool with spa is fully screened to keep out any evening bugs and is equipped with underwater lighting to allow the family to enjoy their pool and spa time in the beautiful Florida evenings or a relaxing spa after a hard day in the parks.
A large outdoor dining table, with enough chairs and sun loungers for the whole family.
The pool is serviced once a week by a fully licensed pool maintenance person, to make sure the water is crystal clear and ready to enjoy. During the months when it is cooler outside, pool heating is available for an additional charge.

GAMES ROOM
Florida holidays are all about having fun, but if the local attractions get to be too much then the home has a Games Room, which features a large screen games TV with plenty of Wii and games. There is also a Golden Tee golf arcade game, along with a tennis table with bats and balls. There are more board games and reading books in the villa. Plenty of opportunities to either challenge the children to a tournament or to keep them occupied while you relax by the pool.

MAIN FAMILY LOUNGE ROOM & CASUAL DINING AREA
The home has cathedral ceilings, the open plan lounge/diner is a spacious space in which to unwind at the end of a packed day at the visiting the parks to sit and enjoy a home-cooked meal or local takeaway.

There is plenty of entertainment in our home, such as a new 65-inch HD TV, and DVD player, plus free high-speed internet with a 5G Wi-Fi connection for guests who bring their laptops, I pads and smartphones. There is also a selection of DVD movies to suit all ages.

BEDROOMS & BATHROOMS
Guests have a choice of four well-furnished bedrooms, each individually designed and furnished with their comfort and space in mind.

The two largest bedrooms are both Master en-suite bedrooms. The main master has a King size bed and the en-suite bathroom has a large walk-in shower, a bathtub, twin wash basin vanity unit basins and a separate WC room. There is also a large walk-in closet. The second master has a Queen size bed and a connected bathroom with shower, bath, WC and hand basin vanity unit. The other two bedrooms have a Full-size bed in one, with Twin beds in the other. They share a bathroom between them which has a shower, bath, vanity unit and WC. All the bedrooms have satellite TVs, and large closets and fully equipped bathrooms with large mirrors and hair driers.

The two Twin bedded rooms are beautifully presented and would suit either an adult, teenager or child. Each twin bedroom boasts its own remote control cable TV and integral DVD player, and both are conveniently adjacent to the 3rd family bathroom which features a bath shower combo, sink with vanity over and storage under and a separate WC.

We even provide a stylish sofa bed, which if necessary, can accommodate a further two adults in complete comfort. Naturally, for your convenience all of the bed linens and fluffy quality towels are provided free of charge, as are pool towels - we have also taken care of younger guests’ requirements by making a cot/crib and high chair available to your party.

OPEN PLAN KITCHEN
The centre of any home is the kitchen. Our well-laid out open plan fully equipped kitchen not only has a breakfast bar but is also nest to a casual breakfast dining area with views over the pool and countryside. It is a great place to cook to eat indoors, or to take out on tt the Lania for alfresco dining by the pool. The kitchen is equipped with new modern stainless steel appliances, which include a family-sized cooker/range, side-by-side fridge/freezer with ice maker, dishwasher, waste disposal, microwave, toaster, coffee maker, blender, kettle and teapot etc. In fact, it has everything and more to make it feel like home from home.

UTILITIES & OTHER BENEFITS
The home provides all our guests with full laundry facilities which include a washer and dryer, as well as electric iron and ironing board This means that minimum clothes need to be packed for long holidays as they can be washed and dried on a regular basis at the end of each day if need be so that everyone looks at their best.

Our local management company is available to assist you during normal office hours should you require help or advice, or in the very unlikely event of an emergency whilst you are visiting, there is a 24/7 emergency number supplied for your complete peace of mind. Their contact details are included in the visitor's book on the breakfast bar counter, or on the notice board just inside the front door of the home.

The house phone can be used to call landlines and mobiles anywhere in the USA and Canada so you can call local attractions, or restaurants for information, or book a table, or order a takeaway meal for delivery to the home one evening.

NO SMOKING POLICY
Our home is strictly a non-smoking family villa. We are also aware of the concerns of future guests who may wish to stay at our home, therefore we ask you to respect our “No Smoking” policy. You are welcome to smoke outdoors and on the pool deck, but DO NOT book our home if it is your intention to smoke indoors. Also, the noise from the automatic smoke detectors once triggered will make remaining in the home impossible until deactivated.

NO PETS POLICY
Our home is strictly a Pet Free villa as we need to maintain a clean environment to ensure the safety of future guests with allergies and breathing difficulties.

Further discounts are available for bookings of 14+, 21+, and 28+ days. Further details on request.
Bookings of 35+ days qualify for reduced Snow Bird rates. Request further details.

Complimentary Spa heating is only available for bookings of 7 or more nights.

BOOKING POINTS
Complimentary use of the Infant's Cot, High Chair, Stroller, and Booster seats.
Villa rental rates for 7+ days include cleaning, utilities and all local taxes @ 12%.
Villa rental rates for less than 7 days include local taxes and utilities but incur an additional cleaning charge of £150.00.
Bookings can start and end on any day of the week at no additional charge.
We accept payment by cheques in UK£ sterling or US$ dollars. We can accept payments by credit card via PayPal (charged in UK£ or $US plus a 3% transaction fee).
Discounts are included in our prices for bookings of 7 to 35 days. For bookings of 35+ days (Snow Bird rates) please contact us for further details.
