This luxurious villa is tranquilly situated beside a sparkling lake, which is accentuated by eye-catching fountains. Cumbrian Lakes is a gated community, accessed by a digital code, so you can have peace of mind at all times. Paved walkways around the lakes give you an excellent opportunity to view Florida's natural beauty. With only 12 minutes travelling distance from the villa to the Disney theme parks, you will see that Cumbrian Lakes is the ideal location for your vacation in the Sunshine State.

The luxury executive pool homes at Cumbrian Lakes back onto a conservation area of 120 acres and with beautiful landscaping around the homes you will be amazed that you can get such a feeling of peace in an area so close to the 'attractions' of Orlando.
Our immaculate villa has four bedrooms, three bathrooms, lounge with dining area, kitchen with breakfast nook, utility closet, pool and spa, lanai, extended deck area and double garage. The villa is fully air-conditioned to ensure your comfort at all times. There are also ceiling fans in the master suites, lounge and lanai.

As you would expect with a name like Cumbrian Lakes, there are several lakes here. The lakeside viewed from our pool area has two superb fountains that are lit in the evenings and both during the day and night (from around 9.00 am until 10.00 pm only) gently play in the background. It is very relaxing.

There is a paved nature trail around one of the Cumbrian Lakes along with a picturesque wooden arched footbridge where you can enjoy a pleasant walk or jog.

Review:- Pros * Spotlessly clean and very well maintained - both the villa and the pool area * Very comfortable beds * Lovely pool/spa with a lakeside view (the lake has two lit fountains - very nice in the evening) The spa was bliss after a day in the parks and unlike some villas we’ve stayed in, the timer worked, it was very warm and was beautifully lit in the evening * Anne & Andy are great to deal with - nothing was too much trouble and they responded to any queries within the hour! * In lovely, gated Cumbrian Lakes which is an easy straightforward drive to the parks Cons * Honestly, absolutely none! We have stayed in Orlando in October for 15 consecutive years and while we have been very fortunate that nearly all the villas have been good, we all agreed that this is the nicest villa we have stayed in yet. Review:- From the moment we arrived in the villa we were amazed by the cleanliness and beauty of the villa. Every room is amazingly presented and has every item a family needs( and more) to have a relaxing and enjoyable holiday. We really felt at home and the kids settled right in. The area was very tranquil and all theme parks/ activities were easily accessible. Andy and Anne were incredible to book with. They were easily contacted and had all the information required for a great holiday. They have been lovely to talk to and really went above and beyond to make sure we had a great time. I would recommend this villa to anyone going on a Florida holiday and we will most definitely be back!

Review:- Really loved staying here. House was well furnished, had all that was needed to cook (if you so choose), and is located in a quiet, gated community. Pool and hot tub were also nice after a hot day at the parks. Arrival instructions were sent via e-mail prior to our arrival. We had no need to contact the rental agency or the owners, everything was as promised with no issues during the week of our stay. Would stay here again if I were to travel that way again!

Review:- The house was absolutely beautiful. It was very clean and included all the comforts of home. The layout of the house provided the perfect space for the family to spend time together in the open dining and living area, and yet have the space needed to separate and spread out in different bedrooms, all with access to their own bathrooms. In addition, the pool and spa area is very spacious with a beautiful view. It provided a perfect place to relax and spend time with the family.

Review:- This was our 4th visit to the property which probably says more about it than anything I can write. The Villa is in a lovely gated community within easy reach of all the facilities you could possibly need. Disney is approximately 15 minutes away and downtown International Drive 20 minutes. There’s a myriad of restaurants and shopping malls all within a 10 to 20-minute drive. The villa itself is beautiful and in great condition and looks as clean and fresh as our first visit many years ago. All in all, this is a perfect base for whatever type of vacation you want. You are perfectly located for Parks, shopping, restaurants or quite simply chilling around the pool.

Review:-The villa absolutely surpassed all of our expectations. It is immaculate, beautifully furnished and in an ideal location for all that Kissimmee and Orlando have to offer. It was the little details that really made this villa stand out from others we have visited in the past - from the selection of pool inflatables to the board games in the living room, to the thoughtful little finishing touches in all of the bathrooms. A particular mention must go to the cloud that is the queen bed in the double room - best night sleep ever! It was so lovely to sit in the hot tub at the end of a long day at the parks and watch the illuminated fountains on the lake - the perfect end to our busy days. We would particularly recommend Disney Springs which is only a short drive away - great atmosphere and amazing choice of top restaurants. Overall, this villa felt like home for ten days - the highest praise I think we could give it.

Review:- All I can say is WOW! We surprised the kids by booking a last-minute trip to Orlando when we saw how amazing the weather was going to be. Since it was last minute, a lot of the hotels were sold out and my husband suggested we try VRBO. I have to admit I was very sceptical, but after this experience, we are totally sold - we can't imagine cramming into a small hotel room ever again! Anne and Andy were really fast to respond and within a day we were booked into their beautiful Cumbrian Lakes villa! When we arrived, we were absolutely stunned at how clean and how spacious the villa was - it was literally perfect in every way for our family of 2 adults, 4 kids and grandparents. We also loved the Cumbrian Lakes community, it felt safe because it was gated and just the overall feel of the area felt more upscale and nice. There were so many pleasant surprises in this home - a high chair for the baby, booster seat for my daughter, 2 strollers, plan pen for baby to sleep in, rain ponchos we used at Chima ride at Legoland, large cooler and ice packs for Disney, shampoo and soap dispensers in the showers and so much more! We chose to pay extra for the pool and spa to be heated and it didn't disappoint - the kids enjoyed staying home and swimming as much as the theme parks (maybe more!) and the pool lights meant the kids could swim at night after a long day. One thing we noticed about this villa was that the garage was not used as a games room - this worked fine for us as we actually parked the car in the garage to keep it cool overnight. The other thing we liked about our location was how close we were to Walmart and food options, just a short less than 5 min drive away. Thank you, Anne and Andy, for allowing my family to rent your lovely villa. Our only regret - not staying for longer! We were so sad to go home. There's a reason why this villa is booked into February of next year, staying in a clean and spacious villa like this one (a home away from home) really can make the difference in your vacation ... I know it certainly did for my family! Can't wait to go back one day... :)

Title:- Cumbrian Lakes Villa.

Review:- Walk into this villa and immediately get the WOW factor. Like a show house. Decor beautiful, quality furniture, so clean everything looks brand new. The pool and jacuzzi are gorgeous and plenty is comfortable chairs and sun loungers. The settees really comfortable and great lighting in the lounge if you like to sit in comfort and read at the end of your enjoyable day. The bed is huge and brand new so you are guaranteed a great nights sleep. We only used the master bedroom so didn't go into the other three bedrooms but one of them had a queen size bed and bathroom next door. The other two bedrooms each had twin beds and shared a Juliette bathroom. TVs everywhere and even a PlayStation. Lots of DVDs and books. A very well equipped kitchen with kettle and all white goods but so many restaurants nearby we didn't use the cooker etc. The master bedroom had TWO dressing closets and the bathroom was like something from a magazine. His & Hers sinks, individual counters for toiletries etc. Great shower and bath. Each of the three bathrooms had a top-quality hairdryer and each bathroom had a soap dispenser and a soap dispenser (although we bought our own) in the shower. Lots of towels plus pool towels and a great washing machine & dryer. Better than any 5* hotel! The villa is in a great location overlooking a lake. It felt so safe and secure there. Publix, Walmart etc not far and of course on 192 all the restaurants just at the top of Poinciana Blvd. Really convenient for all Disney Parks and great shopping malls where you will find superb bargains. We have stayed in this area several times (Doral Woods, Liberty Village plus Madeira Beach and Bradenton Beach) and we can honestly say this is the best, loveliest, well-maintained and the cleanest villa we have ever stayed in. We have already recommended it to our friends and some have booked already! We will certainly return as we had such a fantastic stay. Anne and Andy were so helpful and gave us so much information it was a pleasure dealing with them A perfect holiday in a perfect location.

Review:-Fab Villa, with just about everything you will need for a great holiday. it was spacious, beautiful & clean. The pool & spa tub were so warm we had to ask for the temperature to be turned down! A first at any villa I have stayed in. It's an ideal villa if you are going as two families as it has two double rooms with en-suites. The 2 bottles of wine waiting for us when we arrived was a lovely touch. It was lovely & quiet with a nice outlook from the lanai. You would not know you were only 15 mins away from Disney's doorstep. Ideal location. Walmarts superstore not far away for all your essentials, plus Bars & eateries to suit all ages & tastes a 5-minute drive away. If you get a chance, go take a trip on a Boggy Creek airboat. Gorgeous scenery, a chance to hold a live alligator & listen to a Red Indian descendant tell you about Orlando in his forefathers days. Fascinating half-day trip was different to all the theme park activities. (off Poinciana Blvd South). I would use this villa again without question. Thanks, Alan & Anne for your hospitality.

We were delighted with the villa, at the high quality of finish, fittings and furnishings given that this is a much in demand holiday home.

The level of care and attention given by the owners is clearly evident everywhere you look, from the welcoming Scottish tea bags in the kitchen to the luxurious master suite.

A quiet location is close enough to the Orlando attractions to be convenient but far enough away to ensure a peaceful stay if you are not an adrenaline junky looking for the thrills offered by the local Parks.

We had a great (and tranquil) time staying there and would highly recommend it to anyone considering a break in the Kissimmee area.

Exceptional accommodation

This villa is undoubtedly worth five stars. All rooms are spacious, beautifully decorated and furnished, spotlessly clean and well maintained.

The master suite is stunning! The pool area is well laid out with plenty of chairs, loungers and a large table.

The pool itself is immaculate and a good size and the Jacuzzi is an added bonus.

This villa has everything you could possibly need and more for a very comfortable stay.

The owners, Andy and Anne, really have thought of everything!

Including some excellent information and guidance on attractions and travel in Florida.

Cumbrian Lakes is an excellent location.

Theme parks, shopping malls, supermarkets and restaurants are all within easy reach.

Fantastic Villa

We loved our stay here. The villa had everything we needed and is very well looked after

We enjoyed the pool, especially the view from the spa over the lake.

After a long day at the theme parks it was really good coming back to the villa for a swim and a rest before going out again the next day.
